Construction & sales launch for Imperial Hotel and Chalets

Work is underway on the final slopeside resort to be built in Breckenridge, featuring hotel and residential space.

The Finale Development Partnership has started excavation to build the Imperial Hotel and Chalets, totaling 400,000 square feet at the base of Peak 8. The development, which will consist of one building, will include 36 hotel rooms comprising 14,000 sf, fractional residences, a limited collection of 13 slopeside chalet residences, and 70,000 sf of amenities on 4.2 acres at 1599 Ski Hill Road in Finale — a master-planned residential community on the last developable land in the town. The hotel and chalets were designed by DTJ Design, with interiors by Styleworks. The vertically integrated development company is serving as general contractor.

Vertical construction is expected to commence this summer. Imperial Hotel and Chalets will be delivered in phases, with the first anticipated in December 2027, the second in 2028, and full completion expected in 2029. The project is estimated to cost approximately $300 million.

Breckenridge features a “robust bed base” due to its volume of short-term rentals available in homes, condos and hotels, but most of those options do not connect directly to the ski mountain, said Graham Frank, The Finale Development Partnership partner and managing member.

“We saw having a five-star offering with a large distribution program, like Leading Hotels of the World, was a tremendous differentiator for this market,” Frank said. “We truly believe that the affluency and the visitors in Breckenridge were yearning for a product that has the attached amenities, but then a quality level that hasn’t been delivered before in Breckenridge.”

Amenities

The hotel’s amenity footprint is the largest at any development in the Mountain West. The amenities are anchored by Remedy Spa, a full-service spa offering massage, facial and body treatments, complemented by a thalassotherapy-inspired grotto featuring thermal and aqua therapies — including steam, Finnish sauna, salt caverns, hot and cold plunges, hydro-massage loungers, and recovery spaces.

The hotel will also feature a collection of culinary experiences:

  • Still on the Hill — An all-day steakhouse featuring a partnership with a local distillery
  • Toasted Oak — A lobby bar and lounge serving artisan cocktails, après ski gatherings, and live music
  • Imperial Provisions — A gourmet grab-and-go market

Additional community amenities include:

  • Slopeside access with ski valet service and a private ski locker room
  • Outdoor rejuvenation spas and an indoor waterpark
  • State-of-the-art fitness and wellness facilities
  • Ground-floor lounge and lobby, and a Sky Haus lounge and terrace
  • An arcade and four private movie theaters
  • Three outdoor geodesic domes — the Sky Domes — with signature experiences

Chalet owners also have priority access to exclusive lounges and dining spaces, including:

  • The Legacy Room — A formal dining room
  • Alchemy — A tasting and demonstration kitchen
  • The Vault — A speakeasy-style lounge for reserve tastings, intimate events, and owner liquor lockers

Imperial Chalets

Imperial Chalets is designed for year-round living with access to the hotel’s full suite of services and amenities. Sales have launched for Phase 1 of the chalets, which start at $4.19 million. Additional phases will be released throughout the preopening period. The chalets offer floor plans ranging from two to five bedrooms, measuring between 1,238 and 3,986 sf, with slopeside and Continental Divide views.

Leading Hotels of the World

Imperial Hotel will be the second Colorado property in The Leading Hotels of the World portfolio. Approximately 600 hotels around the world applied for acceptance into LHW’s portfolio in 2026; just 30 were selected, with only five — including Imperial — selected in the U.S.

The hotel will be managed by Breckenridge Grand Vacations, led by Michael and Mike Dudick.

The Finale Community

The Finale master-planned community also includes 16 upscale units at Independence Townhomes, Victory Ridge slopeside homesites, single-family residences, and thoughtfully integrated employee housing. With construction now underway at Imperial Hotel and Chalets, the entire master plan site is currently under development.

Sales began for the Independence Townhomes last year, and the community and associated workforce housing is expected to be completed by the end of the year. The single-family homesites and surrounding infrastructure will be finished this fall. The 42-unit Entrada professional housing project will be completed in December.

“On a unit basis, we are delivering more workforce and professional housing units than we are whole ownership-deeded units,” Frank said. “We are the largest year-round employer in Breckenridge … Supporting that workforce is something that is critical to us. So, with this, we are delivering two professional housing projects that support all the staffing that will be at the Imperial and the other projects. We are installing infrastructure that’s desperately needed by the community, and improvements at the Ski Hill Road and Park Avenue intersection. We’re installing a roundabout at French Street and Highway 6 to help meter the traffic there. We donated 4 acres of pristine wetlands at the Independence Townhomes to preserve for the community to have this ecological biodiversity zone right in town.”

“When we talk about Finale, we’re supporting that base,” Frank added. “We’re supporting the community with the infrastructure improvements. On top of all of that, we are developing what we think is the nicest thing that will ever be developed in Breckenridge at the Imperial, and then a product offering at Independence and Victory Ridge that has never been done before, between the connectivity and the on-mountain location.”

The development is led by Dudick and Frank in partnership with Breckenridge Grand Vacations, DTJ Design, Styleworks, Norris Design, IMI Worldwide Properties, and MSI Destination Resorts & Properties.
